In Addition - When Purchasing an Older Home

When purchasing a home people often ask if appliances are included. It is in my experience that in over 90% of all sales appliances are in included. Once in a while the seller may have difficulty parting with the 14 cycle jumbo capacity matching duo washer and dryer set, but the rest of the appliances seem to always stay (fridge, dishwasher, stove, microwave, etc.). Because appliances have come down in price over the years, I think people prefer to leave them behind rather than move them.

What’s really important to remember is that you’re buying a home not the appliances, and the appliances will be included without representations or warranties or in simple jargon ( sold as is). There’s no way to guarantee how long they're going to work or how long they're going to last.

If you’re concerned about the appliances a good suggestion would be to ask the home inspector perform basic functions to determine if they are in working condition. Having the appliances included in the purchase is a bonus to buying a home; but remember, it’s the home you’re actually buying. While they add personal value to the purchase, they don’t reflect the market value of the home.
