Market Data Update March 2015

The Kamloops Real Estate Board residential sales statistics for March 2015 has been released, showing better than expected sales, compared to March 2014.  The number of single family residential sales was up by 29 units or approximately 19%.  The Kamloops Median price for single family homes is still $381,500 - $56,500 higher than 2014. While these numbers are fantastic, we feel that the market conditions are very stable and inventory will continue to increase as summer approaches.

 One of the most active areas in March 2015 was once again Aberdeen which had 20 sales in March compared to only 14 sales in March 2014. Bachelor Heights, North Kamloops, South Kamloops, and Sahali all saw an increase of singly family residential sales compared to 2014. Aberdeen continues to show strong sales with Brocklehurst, and Westsyde both dropping by 5 and 1 sales respectively. I think due in part to the limited selection in various price ranges that are most affordable.

 There were total 2857 active listings (including lots, acreages, apartments etc) in Kamloops at the end of March 2015, which is very similar to the number of active listings at the end of March 2014 (2689). Currently there are 739 single family homes for sale in the City of Kamloops.

 As mentioned above, the current Kamloops & Area Real Estate market is stable, while the Canadian economy is showing no sign of a collapse or further slowing, the Canadian dollar and oil prices continue to be far below previous years.
